All customers are different, so one model doesn’t work for everyone. We always tailor our service solution to each customer, taking into account all the customer’s wishes and needs. We focus on making services and managing them as easy as possible by taking full responsibility for the smallest details, from start to finish.
The most common service solution we provide to our customers is some kind of IFM (Integrated Facility Management) model, in which all or at least many services related to property maintenance, upkeep and operation are combined into one entity that we manage. This makes facility management easier for the customer and we are again able to increase the efficiency of services through synergies between different services. For most of our customers, easiness, clear reporting, a single point of contact, cost-effectiveness, occupational safety, compliance with local laws, and transparency in the cost structure are key elements of collaboration. Each of our customers has a designated person in charge who knows the customer’s needs and takes responsibility for the smooth running of the services, whether the customer is a small local company or a multinational company operating throughout the Nordic countries.
Sometimes the best solution is a combination of different services, where the staff present on site performs a wide range of tasks over normal “service silos”, such as cleaning, coffee machine maintenance, handyman tasks and waste management. Sometimes again, the best solution is to look for the best local professional to perform the desired tasks.

Cleaning services
Our cleaning services keep your facilities clean and tidy to ensure a safe, hygienic and comfortable work environment. Handyman services

We take care of all the small tasks that make the everyday smooth for everybody else. Our handyman is your eyes and ears in the field and ensures optimal performance in terms of indoor air quality and energy consumption, for example.
Our service portfolio includes all the traditional caretaker services from everyday technical maintenance to system adjustments, yard upkeep all year round, monitoring tidiness and security, and simple repairs that do not require any special qualifications.

Reception services
What makes for a good start to a new day? A nice smile and a friendly greeting! Well-organised reception services make everyone happy and give a good impression of the company. After all, the reception in the lobby may be your customer’s first point of contact with your company.
Our reception staff welcome your company’s guests, provide information and guidance, manage your calls, organise incoming and outcoming mail and deliveries, monitor overall security matters and handle minor office tasks. All our reception employees are customer service experts who speak several languages. If cost-efficiency is a high priority for you, we can also arrange virtual reception services for your company.

Security services
Four FM has a valid business permit for providing security services. We can provide you with reception service employees who have the security guard certification, or we can include the security services in your overall facility management service package. Our own staff are responsible for on-site services, and we collaborate with a selected network of partners to organise other services.

Waste management
Waste management involves special permits and a host of other statutory requirements. It is also closely connected to the company’s data security matters. It is a diverse field in which even professionals usually specialise in just one aspect. Whenever we haven’t got the competence required to complete a task ourselves, we will find the most competent expert to help you.
Have you got some confidential or hazardous waste that you need to dispose of? Or maybe you have some valuable recyclable items that need to be collected and treated properly? Are you having trouble with waste that is hard to recycle or dispose of properly and according to regulations? No worries! We can help you with all this. Our service portfolio covers electrical, plumbing, ventilation and cooling systems, construction and renovation, access control, fire detector maintenance, extinguisher maintenance and services for door and gate environments.

Landscaping
landscaping has two priority areas that stand out: tidiness and security. Usually, outdoor areas also contribute to the overall image of a facility, and first impressions are invaluable. After all, the yard and other outdoor areas are the first thing that your stakeholders, including your customers, employees and passers-by, see. A well-maintained yard should ensure safe walking, driving and cycling.
Our handymans will handle most of the manual work, including sanding and snow clearing in the winter, and lawn mowing and plant maintenance in the summer. Professional gardeners and woodcutters help with specialised tasks. Good equipment is particularly important in yard work. We use a wide range of brush equipment, snowploughs, street sweepers, cutters, garden vacuums and washers to ensure high-quality results.

Mailing and office tasks
Today, much of traditional mail has been replaced by electronic services, and we know that the remaining physical mail and parcels are very important to you. We at Four FM can help you ensure that they safely get to where they need to be.
It is not uncommon that there are a number of minor tasks in a company that are no one’s responsibility. There are documents to scan, invoices to allocate, documents to print and copy, ID cards to make, phones to order and subscriptions to manage – the list is endless! It often makes sense to combine mailing services and various minor office tasks with the reception service. However, the additional workload may sometimes be so high that these tasks require a separate role for handling them.

Coffee and catering services
Many of us start our day with a nice cup of coffee or tea. And you need to eat during the day, too. Four FM offers comprehensive and versatile food and coffee services to meet your individual needs.
We can supply vending machines for snacks, water and coffee according to your needs and take care of their refills and maintenance. The customer can always request a specific make and model according to their preferences. We also offer coffee services, fruit deliveries and cafeteria services.

Warehouse services
If your operations involve warehousing but it is not your core business, why not outsource the warehousing services to us? We have experience and expertise in customs clearance requirements and dangerous goods deliveries using different modes of transport. Our warehouse staff members have valid IATA DGR certifications. And if you need a system to monitor your incoming and outgoing deliveries, you can trust us to provide it for you.

Management and projects
Four FM excels in organising things. We can organise, plan, invite tenders, purchase, sell, monitor and write reports for you while you focus on your core business – no task is too big or too small for us!
In addition to traditional facility management services, we have organised various house and office removals, fixed the music equipment in a shop over a weekend, purchased a new set of dishes for our customer’s kitchen, drafted an emergency plan and installed a new announcement system related to fire protection, to name a few examples. We can also take care of pest control or cleaning and unclogging sewers. If you can think it, we can do it!
